Market Update for Debordieu Colony as of 6/11/08

Since January 2008 the Real Estate market has done pretty well. Of course sales are down accross the board, but prices remain strong. Most homes in Debordieu (one of the most high end and most desireable neighborhoods along the coast of sc), have acctually increased in value since 2005 which is a hard thing to say in this market. Since Januart 13 homes/land have sold in Debordieu ranging from a lot on Colony Club Dr for 200,000 up to a 4700 sqft home on Ocean Green drive for over 3 million. Colony Club lots are selling in the low 200's, Golf Course and Lake Lots are selling between 400,000-550,000, Creek/tidal lots selling in the 900,000 range, and ocean front land is selling for well over 1.5 million. The lowest priced home that has sold in Debordieu in the last 6 months was a 4,000 sqft home on Lantana (towards the front of the neighborhood with no unique views) sold for $950,000.  A small 2,500 sqft home a few steps from the ocean sold for 1.3 mill. A creek front home offering 4,000 sqft also just sold for 1.7 million. The other homes that sold in this neighborhood in the last 6 months were on the golf course and sold for between 1 million and 1.2 million (depending on square footage). Most of the golf course front homes have sold for about $258 per square foot.
